Question 1. Who can be eligible for the mortgage loan?
Answer: Citizens of the Azerbaijan Republic, working in state or large private enterprises, individual entrepreneurs may be eligible for the mortgage loan.
Question 2. Who appraises the underlying immovable property?
Answer: Appraisal of immovable property is performed by independent appraisers appointed by the AMF. Below is the list of such independent appraisers:

Question 3. What is the maximum number of persons whose income can be used for the receipt of the mortgage loan?
Answer: Terms of the loan provide for such a scenario. Maximum number of persons whose income can be used for the receipt of the mortgage loan is 3, i.e. the Borrower and 2 of his/her close relatives (wife or husband, sisters and brothers, parents and adopters, children\adopted persons, grandparents. This permits to increase the payment capacity of the Borrower.
Sample: Where your monthly income is AZN 400 and this is not sufficient for you to get a mortgage loan in the amount you desire (please refer to Question 4), in the application for the loan you can refer to the income of 2 additional persons.
Question 4. What should be monthly income of the borrower\joint borrowers?
Answer: The amount of the monthly repayment on the loan cannot exceed 70% of the annual income of the Borrower.
Sample: Where the total monthly income of the borrower/joint borrowers is at least AZN 600, the maximum monthly repayment amount according to the repayment schedule will be AZN 420 (600 * 70 %)/
Question 5. Is there a requirement for the insurance of the immovable property?
Answer: The following is the list of authorized insurance companies for mortgage loans:
- State Commercial Insurance Company "Azersıgorta"
- OJSC "Atasıgorta"
- Joint Stock Insurance Company "Atashgah"
- Joint Stock Insurance and Re-Insurance Company "Bashak-İnam"
- Limited Liability Company "International Insurance Company”
- Joint Stock Insurance Company "MBASK"
- Limited Liability Insurance Company "Standard İnsurance"
- "Alfa" Insurance LLC
- "Paşa Sıgorta" CJSC
- “Xalq sıgorta”
Question 6. Are there any limitations with respect to the age of the borrower?
Answer: Yes, there are. As of the date of the last repayment on the mortgage loan, the age of the borrower\joint borrower should not exceed the retirement age as specific by the relevant legislation.
Sample: Where the borrower\joint borrower is a female, and at the date of issue of the mortgage loan her age is 53, the maximum term of the loan will be 4 years (53 + 4 = 57). For the male of the same age, the maximum term of the loan will be 9 years (53 + 9 = 62).
